The stunning Victorian house is opposite the school playing fields of Brighton College, one of the country’s leading public schools, so there is a pretty aspect from the front windows and the house is not overlooked. It is in the fashionable and highly regarded Kemp Town area with gastro pubs, delis and independent food stores just a two minute walk away.

The seafront is a five minute walk away and the town centre is approximately twenty minute walk along the sea front. There are also 24hour buses every five minutes into town and the bus stops are really close. There are numerous restaurants and cafes plus fashionable bars and clubs within walking distance and the beach is a two minute walk away. La Fourchette is an award winning restaurant very close by where you could have a wonderful early evening meal and cocktails before heading off to the clubs and bars in town.

Walpole House is stylishly decorated with a fantastic kitchen/diner and wooden floors throughout. The furniture has been chosen carefully to make it a very attractive and comfortable home for you. It has four huge bedrooms, one family bathroom with a bath with a shower over it, the master bedroom has a freestanding Victorian roll top bath, the second bedroom has an additional ensuite shower room and there is a downstairs cloakroom also.

The huge kitchen/diner is a great sociable space to cook and chat with friends and has a very large dining table and an LCD tv with freeview channels and dvd player. If you have children this is a great place for them to play while you prepare meals. On the ground floor the large double length comfortable lounge also has an LCD tv, with freeview channels and a dvd player. There are sofa beds and chair beds for additional people and bedding and towels are provided for everyone if you tell us how many are coming at the time of booking.

Close by there are numerous restaurants and cafes offering cuisine to suit all tastes plus fashionable bars and clubs. With the beach and nightlife within close walking distance all around you this is a perfect location.

Ground floor

Hallway
A spacious hallway with a wooden floor.

Lounge
The very large double length lounge has two Victorian fireplaces and is beautifully furnished to make it a comfortable place for friends or family to sit and chat. Each end of the room has a seating area so one group of friends can be playing a board game or chatting while at the other end people can be watching the LCD tv with freeview. There are books and board games for you to use. Sofa beds and chairs beds can be used to accommodate additional people in this room.

There is a ground floor WC with a handbasin.

Lower Ground Floor

Kitchen/Diner
A fantastic open plan kitchen dining room with room to chat and cook with friends. There’s a five ring gas cooker, dishwasher, fridge, freezer and it’s equipped with everything you could possibly need to self cater. The kitchen is very good quality with a butler sink amd Smeg appliances. There’s a breakfast bar with 4 stools and 2 large oak dining tables with 14 chairs and also a chaise longue make it the perfect place to sit and chat. There is an LCD tv with freeview and dvd player.

Utility area
There is a utility area with washing machine and tumble dryer. A door here gives access to a small outside covered area for smokers as there is no smoking in the property itself.

First Floor

Family Bathroom
On the first floor there is a modern family bathroom with mosaic tiling with a bath with a shower over it.

Bedroom 1
Bedroom 1 comfortably has three single orthopaedic quality beds. It could be arranged as a king size bed and a single if a family were staying.

Bedroom 2
Bedroom 2 comfortably sleeps four with four single orthopaedic quality beds and has views over Brighton College grounds. Again the beds can be either king size doubles or singles as all the beds are high quality zip and link beds.

Second Floor

Bedroom 3
Bedroom 3 sleeps three and can either be arranged as two single orthopaedic beds or a king size bed and has an partitioned wall with shower behind. Cole and Son wall paper.

Bedroom 4
Bedroom 4 sleeps 3 in three single beds or can be arranged as a king size bed and a single bed for a family room. It has a free standing Victorian roll top bath with shower attachment.

To make things easy for you, every bedroom has its own hairdryer and mirror. All the beds have white Egyptian cotton bed linen and all the additional linen and duvets are there for those staying on sofa beds and chair beds. (Please make sure you specify at the time of booking exactly how many people are staying so we can make sure you have everything you will require.) A white bath towel and hand towel are provided for each person with additional hand towels in the bathrooms.

If you are staying longer than one week bed linen and towels are changed on a weekly basis. For longer stays we can also arrange for the property to be cleaned for you at a small additional cost.

All electricity and gas costs are included. The property has gas central heating.

If you would like champagne and chocolates waiting for you on arrival or pampering treatments ready to indulge yourself all this can be arranged with us. We can also have a basic grocery pack waiting for you.

Price for the property

We hold a £500 damage/cleaning deposit that will be returned in full within seven days of your departure providing there are no major breakages/damage or extra cleaning.

A well behaved dog may be accepted at this property by arrangement but regrettably we cannot accept cats.
