his is a truly stunning six bedroom country house full of character and with a lockable indoor heated pool complex, sauna, tennis court and a snooker room too. With a huge, fully enclosed garden this is the ideal family retreat! It's perfect to sit on the terrace while the children run around and play on the swing under the oak tree in the garden. The only noise you can hear is the sound of birds (and the children of course!) Just 19 miles from Brighton in stunning countryside and with many places of interest and things to do on your doorstep. This is an absolutely gorgeous place to have a family break and offers quiet seclusion but a large supermarket and places to visit are all within close driving distance making it very practical too.

A description of the property

Beautifully furnished and with every home comfort, the house is spacious and has traditional features such as an inglenook fireplace, feature stone walls and exposed beams. The reception areas are light with lots of windows and several patio doors that lead out onto the terrace and the extensive grounds.
The house has five/six bedrooms all on the first floor. In total there are two bathrooms and three additional shower rooms. One of the bedrooms has double doors to another room so it can be opened up to make one larger family room or can be kept separate.

The Kitchen/Dining room
The kitchen/dining room is a very large room with windows all around to the terrace and gardens. There are two sets of folding doors to the garden and large sliding patio doors to the side. It is fully equipped with everything you need to self cater and also has a dishwasher and microwave, washing machine and tumble dryer.
Part of the kitchen is a large dining room area with an oak dining table that seats eight.

The Lounge
Attractive doors lead from the dining room up a couple of steps to the very large lounge. There are several comfortable sofas and the room has exposed beams and an inglenook stone fireplace. It has a very homely and comfortable feel to it and there is a tv and dvd. At one end of the room is a small office room so you can work in peace on your laptop. There is wireless broadband at the property and a phone for incoming calls. At the end of the lounge it curves to the left and there are large doors to the garden and a separate little seating area. This opens onto the snooker room.

Snooker Room
With a ¾ size snooker table this large room is perfect for an after dinner game.

Swimming Pool Complex
There is a lockable door to the indoor swimming pool area from inside the house so it is safe to keep little ones out. The indoor pool is 5ft 6 at its deepest and approx 5 metres by 3 metres. Large doors at the side of the pool go out onto the terrace and garden.

The Bedrooms and Bathrooms
Up the staircase from the lounge, there are more exposed beams and then there are five/six very pretty cottage style bedrooms with stunning views over the garden.

The Master bedroom is a very large room and has a king size bed and fantastic views of the garden. It is a very large room with easily enough room for a travel cot (there’s one at the property) or if you want to you could bring your own inflatable childrens’ beds if your children like to sleep in with you. There are extensive fitted cupboards just outside this room. This room also has its large own en suite bathroom with a bath and views of the garden.

Bedroom two/three is really pretty and has exposed beams and again great garden views. There are fitted wardrobes and a vanity basin unit. There are double doors from this bedroom that lead to bedroom three so it could be opened up to make a large family room if required or kept separate. The smaller room has a single bed with an additional single bed that pulls out from underneath and it could be made into a double. Please note it is a small room and has no windows just skylights, although there are windows in the adjoining bathroom so air can flow through. There is a family bathroom with a bath with a shower over it just next to this room. These two bedrooms can be locked to make a family suite which is separate from the newer wing of the house. This makes it really practical if you have extended family sharing and you want your own private areas.

The “new wing” has three bedrooms and two shower rooms, one of which is en suite and the other shower room is shared by two bedrooms. There is a third shower room at the bottom of the stairs in the very large entrance hall. One of these bedrooms has a fixed double bed and the other two can be twin rooms or king/superking beds. Please specify at the time of booking how you would like them arranged. There is also a second staircase going back downstairs to the entrance hall from this end of the house. Two of the bedrooms have beautiful doors with balconies overlooking the garden.

Gardens
The most beautiful, extensive and fully enclosed gardens with a huge lawn area and lots of trees and little hiding places around the side. The aspect is simply trees and fields…not another house in sight! There are sun loungers and a dining table, chairs and barbecue. There is a tarmac tennis court, perfect practice for Wimbledon or great for riding bikes and scooters around if you have little ones so don’t forget to bring them with you..(that’s the scooters and bikes I mean, not the children!) The terrace area is elevated and is a beautiful place to dine outside. This really is a little piece of Eden in our opinion. Whenever we holiday here sitting in the garden really helps all the stresses of city living just melt away…no traffic noise just the sound of the birds! At night there are no street lights so keen astronomers should bring their telescope as the sky at night is incredible!

Additional Information

The house has a gravel drive and outbuildings with parking for five cars..perhaps more. All bedlinen and towels are included, as are gas and electricity costs. Most mobile phone networks do get coverage but we can’t guarantee this. Please note there is a landline telephone at the property which accepts incoming calls only. Wi-fi access is available. There is a travel cot and high chair at the property.
A well behaved dogs may be accepted but owners must agree to be vigilant and responsible as there are sheep in neighbouring fields and dog mess must be collected. If you intend to bring a dog you need to ask at the time of booking. Cats are not accepted.
