Regency Cottage is situated just 200 metres from the West Pier seafront and very close to The Brighton Centre, so it is ideal if you need to be in town for a conference or want to see a show. It is in a small mews street half way up the vibrant and cosmopolitan Preston Street and next to the elegant Regency Square. Close by there are numerous restaurants and cafes offering cuisine to suit all tastes and budgets, plus fashionable bars and quality pubs where you can enjoy drinks and cocktails in sumptuous surroundings. This truly is a perfect holiday spot next to the beach and with nightlife within walking distance all around you.
At the top of Preston Street Brighton’s shopping area begins in Western Road. There is a Sainsbury’s Express, Waitrose, plus a superb independent food store and deli, so if you want to self cater it is very easy. With all the restaurants, cafes and delis around you though, the kitchen may never need to be used!

A description of the property
The property is neutrally decorated in a contemporary style providing everything for a home from home and is an excellent base in central Brighton.
Lounge
The first room that is approached as you enter the house is the L-shaped lounge. This is furnished to a high standard with a brown leather double sofa bed and chair, LCD tv (with Freeview channels), dvd player, video player and stereo. There is a small bar area and a selection of books, videos, dvds and cds for you to use. The room is beautifully lit with wall lights and quality lamps. There is a telephone here which can take incoming calls or we can arrange for you to use it for outgoing calls if you require this. We try to make our properties functional and immaculate yet without losing a homely quality and our home furnishings reflect this. Please note there is no broadband at this property but there are two internet cafes within a few metres in nearby Preston Street.
Kitchen/Diner
Down some steep stairs is the large kitchen diner. It is fully equipped with fridge/freezer, microwave, washing machine etc. There is a dining room table with seating for four and a breakfast bar. It is cleaned to an exceptionally high standard, (as is the whole property), and contains everything you could need should you wish to self cater. There is a very small outside space where you can smoke if you want to. We do not allow smoking in the property itself and would respectfully ask you to observe this.
Bathroom
Next to the kitchen is the bathroom which has a bath with overhead shower, loo and basin with shaving points. It is a white suite with Regency taps and is clean and functional with quality accessories and towels.
The Bedrooms
On the first floor are two bedrooms; a spacious double and small single.
The master bedroom has a double bed and a walk in wardrobe with mirror doors. It has a portable tv/dvd player and quality furnishings.
The second bedroom is again decorated neutrally and to a high standard. There is a single bed, bedside table and a clothes rail. Both rooms have soft lighting and art work on the walls, quality bed linen and towels.
Additional Information
The property has steep stairs which are open plan so we wouldn’t consider it suitable for small children or elderly people.
All bed linen and towels are included in the price. These are changed on a weekly basis. If you are staying for longer than a week we can arrange for the property to be cleaned for you at a small additional cost.
All electricity and gas costs are included. The property has gas central heating.
There is a private car park next to the property and we can arrange for your car to be parked there or there is an NCP car park just around the corner where you can buy a weekly ticket. You will not need to use your car during your stay as everything is within walking distance.
If you would like champagne and chocolates waiting for you on arrival or pampering treatments ready to indulge yourself all this can be arranged with us. We can also have a basic grocery pack waiting for you. Whatever your requirements we are happy to help.
