A fantastic house for large groups! In a perfect location, just opposite the Royal Pavilion (see photo) Just cross the road and you are in the heart of The Lanes with hundreds of independent fashion and homeware shops, restaurants, bars and clubs. The property is actually a house and a separate lower ground floor apartment so in total there are five bedrooms, four bathrooms, two lounges and two kitchens! In the main house there are four bedrooms. Each bedroom has three single beds and a cube bed. The lounge of the main house has two sofa beds that can accommodate four people. The lower ground floor apartment has a bedroom with two beds and a cube bed. The lounge has a sofa bed that can accommodate two. Please note all the beds are orthopaedic hotel zip and link beds so they can be joined to create king size beds if family rooms are required. Please tell us at the time of booking if you need any doubles.
Pavilion House is unique in Brighton because it has the space to accommodate 25 people but it is also right in the heart of the town making it a very practical choice for larger groups. Supermarkets are just nearby and just across the road is the Lanes with hundreds of independent fashion and homeware shops, plus restaurants and nightlife galore! Decorated throughout with Farrow and Ball paint, the owners have taken great care to create a stylish and practical home from home for larger groups.

The Main House
The house is an elegant Regency property and has high ceilings and huge sash windows. The main house has four bedrooms and three bathrooms, a lounge, a kitchen/diner and a utility room. It has been decorated in calm neutral Farrow and Ball paint. Each bedroom has been colour co-ordinated to create a pretty and practical place to stay. The entrance is approached via a few steps. The hallway has lots of space for shoes and has a stylish grey striped carpet. The bedrooms and lounge all have plush grey carpeting. Under the stairs there is more space to store luggage, coats and shoes.
The lounge has a large LCD tv and dvd player and there are two large sofa beds and an armchair. There is additional seating in the window.
The Kitchen/ Diner
The pretty kitchen/diner has been decorated in a Cath Kidston style with beautiful cream units, a butler sink, oak worktops and a slate floor.There is a large oak dining table and benches that can seat 10 (12 if you put two each end). There is a very pretty seating area in the window with another two chairs and co-ordinated cushions. There is an additional pull out butterfly table so another four can sit to eat if required. Please note you wouldn’t be able to seat 25 people here but if you had a smaller number on one night you could probably accommodate 16 or so for a meal. There is a fridge/freezer, dishwasher and electric cooker, microwave etc. There is an additional utility room which has a washing machine and a place to iron your clothes before you get ready for your night out in Brighton!
On the ground floor there is a also a shower room with a loo and basin; practical for those sleeping on the sofa beds in the lounge.
On the first floor there are two spacious bedrooms: “The Turquoise Room” and “The Purple Room”. Both have three single beds (could be a king and a single if you prefer). Each room also has a pull out cube bed for an additional person. So each bedroom accommodates four people, three in beds and one on a cube bed. Each room has a long horizontal mirror and shelf, so you can all put make up on at the same time..making getting ready easier! There is also a hairdryer in each bedroom.
The spacious bathroom on the first floor has a walk in shower.
The second floor also has two big bedrooms and a bathroom: “The Red Room” and “The Pink Room”. These are configured in exactly the same way and have three singles beds each and a cube bed. Again, each room could be configured as a family room with a double and a single bed. The main bathroom here is very spacious and has a walk in shower cubicle, a gorgeous Victorian roll top bath with a shower attachment for washing your hair, plus his and hers sinks. They’ll be no queuing up to brush your teeth in the morning with all these bathrooms! Outside on the landing there is a good place to store luggage too.

This apartment is in the lower ground floor of the house and has it’s own entrance. There are no internal stairs from the house to the flat. The apartment has a lounge/kitchen/diner and a bathroom and a bedroom. The kitchen is fully equipped and there is a tv and dvd in the lounge. The bedroom has two zip and link beds (so it could be a king size bed if required). There is also a cube bed for a third person in the bedroom. In the lounge there is a sofa bed for an additional two people. The bathroom has a bath with a shower over it. Please note the stairs down to the lower ground floor apartment are fairly steep so they would not suit someone with mobility problems.
- White bedlinen and towels are provided. Beds are made up and bedding for the sofa beds is left in a convenient place in the house. Obviously the sofa beds are not made up as you would need to sit on them!
- All utility bills are included.
- Please note there is no broadband at the property.
- Parking is by meter outside or on the seafront or in the next road there is Morrisons supermarket car park.
- As with all large properties parties are not permitted inside the property except dinner parties/gatherings for the guests staying there.
I stayed at the Pavilion House for a hen weekend, there were 19 girls in total and the house was just perfect!! The central location couldn’t be better and there was certainly no need for taxis! The bedrooms are fab for a girly weekend and the large kitchen was easy to use for cooking in. When we arrived we thought we were a duvet down and a quick phone call was all that was needed and someone came round straight away, a great service! I would recommend this property to any large party – it is far better then being split amongst hotel rooms and the price per night is quite reasonable when split per person.Beth, 09 January 2012
