A stunning Victorian five storey house, stylishly decorated, fitted to a high standard with quality fixtures and fittings, wooden shutters on the windows and oak floors. The furniture has been chosen carefully by the owners to make it a very attractive and comfortable home for you and they have added extra touches such as Ipod docks, additional LCD televisions, wireless broadband and even a sauna!

It has four large bedrooms, two stylish wetrooms with mosaic tiles, a pretty Victorian style family bathroom and an ensuite shower room. There will definitely be no waiting around for the bathroom while you are all getting ready for an evening out!

There is a huge kitchen/diner which is a great sociable space to cook and chat with friends and also a large and comfortable lounge with a wall mounted LCD tv, with freeview channels and a dvd player. A stunning roof terrace gives views to the sea and across the town’s rooftops and there’s also a fully enclosed terrace area on the ground floor, ideal for sitting and chatting or having a barbecue.

Close by there are numerous restaurants and cafes offering cuisine to suit all tastes plus fashionable bars and clubs. With the beach and nightlife within close walking distance all around you this is

A house set over five floors offering space and luxury throughout and in an ideal location if you want to be in the heart of Brighton and close to the beach.

Ground floor

Hallway
An elegant hallway with an original tiled floor offering plenty of space for coats and shoes.

Kitchen/Diner
A fantastic open plan kitchen dining room with room to chat and cook with friends. There’s a five ring gas cooker, dishwasher, fridge, freezer and everything you could possibly need to self cater. A breakfast bar with stools and large dining table and sofa bed make it the perfect place to chat. There is an Ipod dock, CD player and LCD tv with freeview. (Please note the furniture will be different from the photos as the owners are having a table and benches specially made to accommodate more people for dining.) An additional two people can sleep on the sofa bed if an extra large group is staying.

Utility area
There is a utility area with washing machine and tumble dryer.
Wet room
Leading off from the utility area is a very useful additional wet room. This has mosaic tiling throughout and has a rainfall shower.

Patio
From the kitchen there is a door to a patio area where people can sit and chat and there is a small barbecue. This is ideal if there are any smokers in the group as there is a strict no smoking policy in the house (as with all our properties).

Lower Ground Floor
From the kitchen there is a spiral staircase down to a large wetroom area with a shower and a sauna room. You could create your own spa retreat here!* (Please see additional note at the end.)

First Floor

Family Bathroom
On the first floor there is a beautifully decorated Victorian style family bathroom with a roll top bath and a hand held shower attachment.

Bedroom 1
This room has two single orthopaedic zip and link beds so it can be arranged as twin beds or a king size bed. There is a quality z bed also making this a room for three to share.

The lounge
The lounge is very spacious and has a large LCD tv with freeview and a dvd player. Please note the owners have ordered some stylish new extra large sofa beds to replace the ones in the photos. This room will be able to accommodate four people on two sofa beds and and an additional person on a cube bed, making this a room for five to share.

Second Floor

Small terrace
On the second floor a door leads to an additional small terrace, again very practical if there are smokers in the group.

Bedroom 2
The second bedroom is the same as bedroom 1 and has two single orthopaedic zip and link beds so it can be arranged as twin beds or a king size bed. There is a quality z bed also making this a room for three to share.

Bedroom 3
An extra large room with two single orthopaedic zip and link beds so it can be arranged as twin beds or a king size bed and an elegant day bed with an additional bed under it which folds out to a full height bed also. This room can be arranged as four single beds or a king with two singles, making it a practical bedroom for families with children as well as for single sharers.

Bedroom 4
The penthouse bedroom is beautifully furnished and has a beautiful, wooden king size bed, a plush carpet and an ensuite mosaic tiled shower room with contemporary fittings. Doors open onto a fairly large terracotta roof terrace with views over the rooftops of the city and oblique views to the sea which is a few hundred metres to the right of the property. There is a table and chairs making it an ideal place to relax in the evening sun and enjoy a glass of wine as you get ready for an evening out. The bedroom also has an i-pod dock, LCD tv with freeview and a dvd player. An additional cube bed can be fitted in this room so that three people can be accommodated.

Additional Information

To make things easy for you, every bedroom has its own hairdryer and mirror. All the beds have white Egyptian cotton bed linen and all the additional linen and duvets are there for those staying on sofa beds and chair beds. (Please make sure you specify at the time of booking exactly how many people are staying so we can make sure you have everything you will require.) A white bath towel and hand towel are provided for each person with additional hand towels in the bathrooms.

If you are staying longer than one week bed linen and towels are changed on a weekly basis. If you are staying for longer than a week we can arrange for the property to be cleaned for you at a small additional cost.

All electricity and gas costs are included. The property has gas central heating.

If you would like champagne and chocolates waiting for you on arrival or pampering treatments ready to indulge yourself all this can be arranged with us. We can also have a basic grocery pack waiting for you. We can also arrange for two beauticians to come for an evening of manicures and pedicures. Sounds like a perfect night in to catch up with old friends!

Price for the property

We hold a £500 damage/cleaning deposit that will be returned in full within seven days of your departure providing there are no major breakages/damage or extra cleaning.

A well behaved dog may be accepted at this property by arrangement but regrettably we cannot accept cats.

* Please note if for some reason the sauna doesn’t work we are sorry but we cannot guarantee to have it repaired if you are there for a short stay as we do not have a sauna repair person we can call on at weekends! The owner has assured us that it has never gone wrong and hopefully it never will, but we only offer it as an added bonus; unfortunately we will not be able to offer it discount if doesn’t work for some reason.
