his is a beautifully appointed and spacious maisonette spanning the first, second and third floors of a Victorian house.

It is situated in the fashionable and highly desirable part of Brighton known as “Kemp Town Village”. Just 200 metres to the seafront and approximately a five minute walk to Brighton Pier. The property is conveniently situated for town yet boasts an array of traditional shops just at the end of the road. There is a deli that also serves a great selection of exceptional breakfasts and lunches, a traditional grocers that also sells health foods, a butcher offering local high quality produce, a bakery where you can by freshly baked bread and croissants for your breakfast, a newsagents, a mini market, a beauty salon as well as a host of other boutique and gift shops all aimed at a discerning clientele.

Within a five minute walking radius there are upmarket cocktail bars, champagne and oyster bars, entertainment venues offering jazz/salsa plus much more besides, award winning restaurants, traditional pubs offering great quality food plus numerous restaurants for every taste and pocket! This really is a fantastic base for a holiday in Brighton because everything is so easily accessible. It is a short ten minute walk to the main town centre but if you really want to take things easy, a bus service runs every few minutes just at the top of the road, taking you into central Brighton or to Brighton Marina which also has numerous restaurants, entertainment venues, a large supermarket and designer outlet shops.

The property is neutrally decorated to a high standard and full of period features.

Dining Room
The first room that is approached as you enter the maisonette is the dining room. This attractive room has a brick exposed non working fireplace, a dining table that can sit up to six people, a bookcase that has a good selection of books, dvds and videos for you to use, a CD player and a selection of cds.

The Terrace
There are patio doors leading from the dining room onto the small private roof terrace that catches the south coast sun. A great place to relax with a drink on those summer evenings! (We do not allow smoking in the property but of course you are free to smoke on the terrace if you want to.) The terrace has a large patio table with four chairs and parasol. (We accept pets by arrangement and this terrace is safe for your pet and ideal if you want to go out and leave a door open so they can access the terrace themselves.)

The Kitchen
Up three steps and next to the dining room is the kitchen which again has beautiful exposed brickwork. It has a dishwasher, microwave, washer/dryer, five ring gas cooker and oven, cafetiere, juicer, fridge/freezer etc. It is cleaned to an exceptional standard, as is the whole property, and contains everything you could need.

The Lounge
Next to the kitchen is the spacious lounge which has an imposing original fireplace. It is tastefully decorated with a three seater sofa, a two seater sofa, an occasional leather chair, coffee tables and Laura Ashley sideboard. It has a flat screen tv with cable channels, a dvd player, a video player and wireless broadband. There are a selection of family board games and the room is beautifully lit with wall lights and quality lamps. There is a telephone here which can take incoming calls or we can arrange for you to use it for outgoing calls if you require this. We try to make our properties functional and immaculate yet without losing a homely quality and our home furnishings reflect this.

Shower Room and WC
There is also a modern shower room and wc on this floor.

The Bedrooms
On the next floor are two double bedrooms each with its own beautiful Victorian fireplace.
The master bedroom is spacious and beautifully appointed and has a good selection of built in wardrobes and two chests of drawers and a double bed. (There is plenty of room for a cot or small bed which we can provide, if you have a small child you want to share the room with you.) There is another telephone in this room. There is an en-suite bathroom with bath, shower and wc.

The second bedroom is again decorated neutrally and to a high standard. There are twin beds (these can be arranged as bunk beds and a third single bed can be fitted in the room if you have three children sharing). There are fitted wardrobes and two chests of drawers.

The Attic Bedroom
This is approached via some very steep stairs so this would not be a suitable room for elderly people or small children. This double room can sleep two or three single beds or can be arranged with a double bed. Again there is plenty of storage and also a tv and dvd player.

Additional Information
The property has built in stair gates at each of the two sets of stairs so it is safe for toddlers and babies. We can also provide a travel cot, high chair and baby bath if you require any of these. A babysitting service can also be arranged for you from a medically trained, CRB checked and extremely kind lady!

  • The property has a fire escape accessed from the top bedroom and has fire doors fitted throughout.
  • All bed linen and towels are included. These are changed on a weekly basis. If you are staying for longer than a week we can arrange for the property to be cleaned for you at a small additional cost.
  • If you require dog walking/dog sitting this can be arranged at an additional cost.
  • All electricity and gas costs are included and you control the thermostat! The property has gas central heating and a real effect gas fire in the lounge; great for cosy winter nights!

Parking is only for a few hours unless you are a permit holder, but after you have unpacked you can park your car a few streets away where there are no permits needed. We may be able to issue some daily permits at a cost of £3 for 24 hours . A car is not necessary to get around as everything is close by and public transport is so good. If you are staying for longer than a few weeks and need your car we can advise you on how to buy a resident’s permit which will cost about £20.

If you would like champagne and chocolates waiting for you on arrival or pampering treatments ready to indulge yourself all this can be arranged with us. We can also have a basic grocery pack waiting for you. Whatever your requirements we are happy to help.

Price for the property
Low season From £495 per week
Mid season From £595 per week

Pets by arrangement at an additional cost of £25 a week

Price for other requirements such as additional cleaning services, babysitting, welcome grocery pack etc all by arrangement with us.

We hold a £250 damage/cleaning deposit that will be returned in full as soon as you leave providing there are no major breakages or damage.
