Bedford House is a beautiful traditional seaside house, set over five storeys and literally a stones throw away from the beach! There are stunning oblique sea views from the front and the house is just a few minutes walk from Brighton Pier. Four bedrooms and three bathrooms with an additional ground floor cloakroom make this a very practical choice for a family or group of friends.

The house is in the fashionable Kemp Town district which has a “village feel” to it with delis, grocers, butchers, independent gift shops, antique shops, tea rooms and coffee shops. All this is just around the corner in St George’s Road. There are also traditional style pubs that serve food and restaurants and bistros.

It is an ideal Brighton location in a well regarded area and yet still close enough to all Brighton has to offer.

The property has been decorated with pretty designer wallpapers and finishing touches to make you really feel at home.

A description of the property
The house spans five storeys, has great views and very pretty bespoke white shutters on all the windows. The spacious property has four bedrooms with a total of twelve single beds and there are also additional sofa beds and z beds. It can comfortably accommodate 16 for a short stay.

For families, the bedrooms can also be arranged as doubles so it is very adaptable and can be configured in a variety of ways. All the beds are excellent quality orthopaedic zip and link beds.

Please note that there are lots of stairs so it may not suit people with mobility problems.

Ground Floor
Kitchen/Diner
The modern kitchen has everything you need to self cater and has a washing machine and microwave. There is a very large gorgeous oak dining table that accommodates ten people.

Downstairs Cloakroom
Along the corridor there is a handy downstairs WC and space in the corridor for coats and shoes.

First Floor
On the first floor is a large L-shaped lounge with two L shaped sofas with sofa beds and another additional two seater sofa bed. There is an LCD tv with freeview channels and a dvd player. Books and family games are there for you to enjoy. Designer wallpaper and hidden lighting make this a really comfortable room to relax and chat with friends and family. Lamps, cushions and accessories have all been carefully co-ordinated to create a warm and stylish feel to the room.
Please note as with all our properties smoking is not permitted inside the house. Accessed from the first floor is a small balcony area at the back of the house. This is the only place where you may smoke and only one person at a time, so it may not be a practical choice if there are a lot of smokers in your party.

Second Floor
The first bedroom has twin orthopaedic zip and link beds so it can also be a king size bed.

The second bedroom has five single beds but it can also be arranged as a family room with a king size bed and additional beds.

Third Floor
On the third floor there is a family bathroom with a bath and a shower over it.

The bedroom on this floor has three single beds but again it can be configured as a family room with a king size bed and a single. There is a large ensuite bathroom with a bath and separate shower cubicle.

Fourth Floor
On the top floor of the house is a room with twin beds that can also be a king sized bed. There is an ensuite shower room and additional space for one or two z beds if required.

Additional Information
All white cotton bed linen and towels are included. These are changed on a weekly basis. If you are staying longer than a week we can arrange for the property to be cleaned for you during your stay at additional cost.

All gas/electricity and utility costs are included in your rental cost.

If you would like champagne, chocolates or flowers waiting for you we can arrange this for you. Whatever your requirements to make your stay a special one we can arrange with you if you ring our office. We are happy to help.

As with most of our properties there is no allocated parking available; parking is by meter on the seafront at additional cost. There is free parking in streets further away so if you don’t need your car you could park there and leave it for the duration of your stay. Please call our office and we will try to advise you.

Price for the Property
From £595 to £1795 per week.

Deals may be available at certain times or for longer term lets. Please ring our office to discuss your requirements.

We hold a £500 damage/cleaning deposit that will be returned in full when you leave providing there are no major breakages or excessive cleaning costs.
